Key Responsibilities

  • •Lead sourcing, evaluation, structuring, negotiation, and execution of data center capacity transactions, including colocation leases, powered-shell/build-to-suit arrangements, development partnerships, and strategic investments.
  • •Develop transaction strategies and negotiate letters of intent, leases, development and purchase agreements, exclusivity arrangements, credit support structures, and related commercial terms with Legal and Finance.
  • •Build and review detailed financial models using NPV, IRR, ROI, TCO, cash flow, sensitivity, and scenario analyses to support capital allocation decisions.
  • •Conduct commercial and real estate diligence across site control, title, permitting, development schedule, power availability, fiber connectivity, construction readiness, counterparty capability, and operating requirements.
  • •Prepare investment committee/executive approval materials and monitor executed transactions through milestones, escalating material deviations and coordinating commercial remedies or mitigation plans.

Salary: USD 161,210 - 276,360 annually

Key Requirements

  • •Bachelor’s degree in Real Estate, Finance, Engineering, Business, Economics, or a related field (or equivalent practical experience).
  • •6+ years of experience in data center acquisition, commercial/industrial real estate, infrastructure investing, corporate development, or investment banking.
  • •6+ years negotiating and structuring complex commercial agreements and leading transactions from diligence through execution.
  • •Strong corporate finance concepts and advanced financial modeling (NPV, IRR, ROI, TCO, cash flow, sensitivity, scenario analysis).
  • •Experience coordinating cross-functional diligence and presenting transaction recommendations to senior leadership or an investment committee.
