Job Summary

Own safe, reliable 24/7 operation and maintenance of energy, utility, and building systems across the Applied Materials campus in Heimstetten and the Feldkirchen site. Develop and execute technical operating strategies (preventive maintenance, emergency plans, inspection routines), monitor system performance, and drive corrective improvements. Manage and oversee external IFM service delivery, build monitoring using BMS/CMMS/CAFM tools, ensure compliance (inspections/certifications), and support facility projects through technical validation and system handover coordination.

Job Function: Real Estate & Property Management

Key Responsibilities

•Ensure safe, reliable 24/7 operations and maintenance of energy, utilities, and building systems (e.g., power distribution, HVAC, gas supply, water, building control, security technology) for the Heimstetten campus and Feldkirchen site.
•Develop and implement technical operating strategies (preventive maintenance, emergency plans, inspection routines) to optimize asset availability and ensure compliance with safety rules and building standards.
•Oversee IFM provider performance for hard-service delivery, ensuring the provider implements maintenance strategies and uses required tools per contract requirements.
•Build robust monitoring of building systems using BMS/CMMS/CAFM tools; analyze performance trends and initiate corrective and improvement actions.
•Maintain responsibility for inspections and certifications, review technical lease-related obligations, and provide technical support for facility projects including validating infrastructure needs and coordinating system handover to operations.

Pay and Benefits

Salary: EUR 70,400 - 96,800 annually

Key Requirements

•Bachelor’s or Master’s degree in facility management, engineering, or a related technical field (or equivalent experience).
•Multi-year experience in technical facility management or building operations, ideally in industrial/high-tech environments.
•Good to very good English skills in speaking and writing.
•Strong knowledge of building services/technical systems (electrical, HVAC, utilities, safety).
•Experience with BMS and CMMS/CAFM systems and data-driven performance management; knowledge of relevant standards and regulations.
