Key Responsibilities

  • •Deliver the UK&I development plan across equity and franchise by identifying and progressing site opportunities aligned to growth priorities.
  • •Source, evaluate, and negotiate new site opportunities; prepare IRR and P&L modelling for monthly board approvals and advise franchisees on site approvals.
  • •Manage the property portfolio, including leases, rent reviews, renewals, break options, and dilapidations; maintain reporting on portfolio risk and liabilities.
  • •Own facilities and maintenance management, ensuring PPM compliance, on-time scheduled work, and effective management of FM providers to service levels and budget.
  • •Provide cross-functional leadership and data-driven updates, coaching a small or matrixed team and partnering with Finance, Operations, Legal, Brand, and Global teams.

Key Requirements

  • •8+ years’ post-qualification experience in multi-site retail, F&B, or hospitality property, ideally in a franchised or investor-led environment.
  • •MRICS qualification preferred.
  • •Proven ability to acquire new sites across in-line, drive-thru, and roadside formats, including negotiating favourable terms.
  • •Solid estates and lease management experience, including rent reviews, renewals, dilapidations, and portfolio reporting.
  • •Strong commercial and financial judgement with comfort modelling site economics, including IRR and P&L to support investment decisions.
