Job Summary

Manage end-to-end project delivery through pre-construction and design-build phases, partnering with the owner on RFQ materials, proposal reviews, CEQA/site acquisition, and design coordination. Track budget, schedule, GMP review, and monthly reporting for team and executive sessions. Coordinate construction activities, progress payments, submittals, RFIs/RFCs, deficiencies, permits, and change order documentation while supporting risk analysis and stakeholder communications.

Key Responsibilities

•Work closely with the owner through pre-construction: prepare RFQ documents, participate in proposal reviews/interviews, and support selection of progressive design-build teams/entities.
•Manage design phase and coordinate meetings, tracking design review comments to resolution and developing program/design criteria within budget and schedule.
•Monitor onsite construction activities, monthly schedule updates, materials/equipment verification, completion dates, and time impact analyses (TIAs) for delays.
•Coordinate and manage contractor submittals, RFIs, and RFCs with inspectors/AHJ, tracking review times and maintaining relevant logs.
•Provide recommendations and documentation for contract disputes, schedule variances, liquidated damages, and change orders; verify and recommend approval of progress payments.

Pay and Benefits

Salary: USD 114,000 - 190,000 annually

•BA/BS plus 6+ years of relevant experience (or demonstrated equivalency).
•15 years of experience, with 8 years within California (preferred).

•Experience in CEQA process and Progressive Design-Build deliveries (preferred).
•8 years as an owner’s representative and experience working on California public works or federal projects (preferred).
