Key Responsibilities

  • •Lead technical site due diligence for candidate sites, covering power, land, utilities, entitlements, environmental, geotechnical, and civil constraints.
  • •Direct cost and schedule reviews for developer budgets, long lead equipment pricing, critical path, sequencing, and utility milestones.
  • •Own the risk picture for each site by grading findings, assigning owners, quantifying exposure where evidence allows, and driving mitigation to closure.
  • •Act as single point of contact for the client through the deal cycle, summarizing findings for decision makers and providing technical input behind term sheet and lease negotiation.
  • •Scope and manage third-party consultants supporting diligence, run day-to-day stakeholder interfaces, maintain reporting and governance, and hand over the record of findings and assumptions at lease execution.

Salary: USD 170,000 - 200,000 annually

Key Requirements

  • •Minimum 10 years of relevant experience, with no degree required.
  • •Preferred background in data center development, including analyzing development opportunities and evaluating leasing opportunities or taking sites through diligence and entitlement.
  • •Working understanding of how data centers are built, including power, cooling, and long lead equipment.
  • •Enough command of cost and schedule to interrogate developer submissions and identify where the critical path is soft.
  • •A thorough knowledge of program and risk management methods, plus strong written and verbal communication to brief senior stakeholders.
