Key Responsibilities

  • •Lead Project Advisory projects across independent project monitoring, procurement advisory, contract advisory, and contract management, ensuring end-to-end service delivery.
  • •Act as the key client point of contact, ensuring objectives are met by due dates with appropriate quality standards.
  • •Perform project monitoring by collecting information, reviewing documents, preparing audit reports and regular monitoring reports focused on risk, cost, and progress.
  • •Develop procurement and contract strategies (including scope demarcation and contractor approach), draft contract documents, coordinate reviews, and negotiate as the client’s representative.
  • •Own commission management accountabilities including knowledge management into internal databases, financial/invoicing monitoring, and (where appropriate) general line management responsibilities.

Key Requirements

  • •Business-level proficiency in both English and Japanese.
  • •Bachelor’s degree in Architecture, Mechanical & Electrical (M&E) Engineering, Construction Management, or a related field.
  • •At least 5 years of project management, cost management, or construction management experience in the construction industry.
  • •Advanced proficiency in Microsoft Word, Excel, and PowerPoint, with strong Excel skills (e.g., SUM, SUMIF, SUBTOTAL, XLOOKUP, COUNT, COUNTIF, IF).
  • •Hold at least one professional qualification such as MRICS, CCMJ, First-Class Architect (Ikkyu Kenchikushi), First-Class Construction Management Engineer (Ikkyu Sekou Kanri Gishi), Certified Cost Manager, or Certified Estimator.
