Own the construction delivery process end to end—from acquiring development sites and leading entitlements/permitting through design coordination, budgeting, and pre-construction oversight. Key Responsibilities

•Source and secure development sites aligned with company strategy, including feasibility, due diligence, and acquisition reporting.
•Lead full entitlement and permitting processes (rezoning, permits, variances, environmental approvals) and coordinate with municipalities, utilities, DOT, and local agencies.
•Prepare and manage bid packages/RFPs, select and oversee architects/engineers/consultants, and review construction documents across civil, MEP, architectural, and structural plans.
•Develop and manage budgets, forecast costs/contingencies, evaluate change orders, and review/audit contractor pay applications with milestone reporting.
•Coordinate pre-construction and project closeout, including GC procurement/progress monitoring, weekly progress meetings, punch lists, warranty processes, and 11-month inspections.

Key Requirements

•10+ years of experience in construction, development, or site acquisition.
•5+ years managing multiple commercial and/or industrial projects over $1 million.
•Strong understanding of zoning, entitlements, land use law, permitting, and construction processes.
•Proficiency in construction software such as Google Sheets, Procore, and Bluebeam.
