Key Responsibilities

  • •Oversee technical and legal vetting of potential real estate assets for lease and tenant build-out, including feasibility and Go/No-Go reporting.
  • •Conduct site analysis covering structural integrity, MEP system capacities, and site utility infrastructure; assess build-out compatibility.
  • •Manage jurisdictional review, permit strategy, and environmental and legal compliance activities (including ALTA surveys, Title Commitments, and Phase I/II ESA).
  • •Collaborate on landlord/tenant work letter definitions and review TI allowance requests to safeguard financial outcomes.
  • •Procure and manage third-party consultants (environmental, geotechnical, civil, and structural) and audit deliverables for depth and accuracy; SOX control responsibilities where applicable.
Travel: Low travel

Pay and Benefits

Salary: USD 160,000 - 170,000 annually

Key Requirements

  • •Bachelor’s degree in construction management, engineering, architecture, or a related field.
  • •Must be located on the West Coast and able to work West Coast Hours.
  • •Prior experience working with West Coast Utility Companies.
  • •3–5 years of experience with nationwide utility new service applications from submission through completion.
  • •Proficiency in Excel, Word, PowerPoint, Outlook, and project management tools (e.g., Procore); energy modeling and utility GIS experience are a plus.
