Job Summary

Seasoned real estate portfolio professional responsible for monitoring, managing, and reporting on a ~€500M+ portfolio across fund structures and SPVs. Will challenge underwriting assumptions, oversee SPV/direct investments, and provide investment committee support with rigorous financial analysis and governance oversight.

Key Responsibilities

•Act as the primary day-to-day interface with fund managers, asset managers, property managers, development companies, hotel operators, and advisors; participate in advisory boards and investor committees.
•Review monthly reporting packages, benchmark performance, identify risks, and escalate material deviations from plan.
•Actively challenge underwriting assumptions presented by fund managers and operating partners: cap rates, exit yields, rent growth, occupancy, development timelines and budgets.
•Review budgets, liquidity forecasts, cash flow projections, and capital requirements; monitor cash positions and capital calls; escalate liquidity constraints.
•Prepare high-quality IC reports and maintain dashboards tracking KPIs (occupancy, RevPAR, GOP) against business plans; provide scenario analysis and investment recommendations.

Key Requirements

•Minimum of 8–12 years of progressive experience in real estate investment management, asset management, or a closely adjacent field (fund of funds, real estate private equity, or institutional asset management).
•Demonstrable experience managing or overseeing a real estate portfolio of significant scale — ideally in excess of €500M in aggregate value.
•Strong track record working with closed-end and/or open-end real estate fund structures, with a solid understanding of fund structures, LPAs, governance frameworks, capital calls, distributions, and GP/LP dynamics.
•Experience overseeing SPV structures, directly held investments and third-party operating partners, with a strong understanding of governance, reporting and capital allocation considerations.
•Demonstrated ability to oversee and challenge external fund managers, operators, development partners, and advisors, holding counterparties accountable against agreed business plans, budgets, timelines, and performance targets.
