Job Summary

Support the investments team by sourcing and tracking real estate opportunities across residential, commercial, and industrial segments in the UAE. Build decision-ready feasibility studies and underwriting models, including DCF, IRR, and JV waterfall analysis, and maintain market intelligence on sub-markets and regulatory developments. Coordinate due diligence inputs and help prepare investment committee materials while monitoring the Makeen portfolio and supporting broker and market relationships.

Key Responsibilities

•Monitor the UAE market and support deal sourcing by identifying and tracking acquisitions, JVs, and land opportunities, while maintaining an investment pipeline database.
•Prepare initial and detailed feasibility studies, including site analysis, product positioning, cost benchmarking, revenue/absorption projections, and return on cost analysis.
•Build and maintain financial models for acquisitions, development, and joint venture structures, including DCF, IRR, equity multiple, NOI bridges, capex scenarios, and sensitivity analysis.
•Develop market intelligence for UAE sub-markets (pricing trends, rental yields, supply pipeline, absorption, comparables, and regulatory developments) and produce regular updates.
•Support due diligence and investment committee materials, and assist with ongoing portfolio monitoring and broker/market relationship management.

Key Requirements

•Bachelor’s degree in Finance, Real Estate, Engineering, Economics, or a related quantitative discipline.
•3–5 years of experience as a real estate investment analyst, including feasibility studies and financial modelling.
•Experience in a developer investment team, real estate private equity, family office real estate desk, or institutional asset manager.
•Strong real estate financial modelling skills (DCF, IRR, equity multiple, JV waterfall, feasibility appraisal, sensitivity analysis) with advanced Excel.
•Familiarity with UAE regulatory frameworks (DLD, RERA, Oqood, Ejari) and tools such as Argus, MRI, Yardi, or Power BI.
