Key Responsibilities

  • •Source and secure development sites, conduct due diligence (feasibility, zoning, environmental assessments), and negotiate PSAs and lease agreements.
  • •Lead entitlement and permitting processes, including rezoning, permits, variances, and environmental approvals; serve as a liaison with municipalities and agencies.
  • •Prepare bid packages and issue RFPs; select and manage architects, engineers, and consultants; review construction documents and support remodel scope development.
  • •Develop and manage project budgets, forecast costs and contingencies, evaluate change orders, and audit contractor pay applications.
  • •Support pre-construction transition and GC procurement, monitor progress against timelines, run weekly meetings, and manage closeout documentation (punch lists, warranties, inspections).

Key Requirements

  • •Bachelor’s degree in Real Estate, Urban Planning, Construction Management, Architecture, Civil Engineering, or a related field.
  • •10+ years of experience in construction, development, or site acquisition.
  • •5+ years managing multiple commercial and/or industrial projects over $1 million.
  • •Strong understanding of zoning, entitlements, land use law, permitting, and construction processes.
  • •Proficiency in construction software such as Google Sheets, Procore, and Bluebeam; must hold a valid driver’s license.
