Key Responsibilities

  • •Source and secure new development sites, perform due diligence (feasibility studies, zoning, environmental assessments), and manage purchase/lease agreements with legal support.
  • •Lead the entitlement, permitting, and regulatory approval process (rezoning, permits, variances, environmental approvals) and serve as the liaison with municipalities and utilities.
  • •Prepare and review bid packages/RFPs, select and manage architects/engineers/consultants, and review construction documents (civil, MEP, architectural, structural).
  • •Develop and manage project budgets across acquisition through pre-construction, forecast costs/contingencies, and evaluate change orders and contractor pay applications.
  • •Coordinate pre-construction and GC procurement, monitor construction progress and compliance, and manage closeout (punch lists, warranty processes, 11-month inspections) plus project documentation.

Key Requirements

  • •Bachelor’s degree in Real Estate, Urban Planning, Construction Management, Architecture, Civil Engineering, or a related field.
  • •10+ years of experience in construction, development, or site acquisition.
  • •5+ years managing multiple commercial and/or industrial projects over $1 million.
  • •Strong understanding of zoning, entitlements, land use law, permitting, and construction processes.
  • •Proficiency in construction software such as Google Sheets, Procore, and Bluebeam; valid driver’s license; hands-on site work.
