Job Summary

Own the owners-representative side of construction projects—from site selection and due diligence through entitlements, permitting, design coordination, budgeting, and pre-construction oversight. Coordinate bid packages and vendor/contractor deliverables, review civil/MEP/architectural/structural documents, and track cost, schedule, and milestones. Support GC procurement, run weekly stakeholder meetings, and manage closeout documentation including punch lists and inspections in Memphis, TN.

Key Responsibilities

•Source and secure development sites; perform due diligence including feasibility, zoning, environmental assessments, and risk evaluations.
•Lead entitlement, permitting, and regulatory approval processes; coordinate with municipalities, utilities, DOT, and other local agencies.
•Prepare and manage bid packages/RFPs; select and manage architects, engineers, and consultants and oversee deliverables.
•Develop and manage project budgets and forecasts; evaluate change orders and review contractor pay applications.
•Oversee pre-construction and closeout activities, including GC procurement support, weekly progress meetings, punch lists, warranty processes, and 11-month inspections.

Key Requirements

•Bachelor’s degree in Real Estate, Urban Planning, Construction Management, Architecture, Civil Engineering, or related field.
•10+ years of experience in construction, development, or site acquisition.
•5+ years managing multiple commercial and/or industrial projects over $1 million.
•Strong understanding of zoning, entitlements, land use law, permitting, and construction processes.
•Proficient in budgeting, cost forecasting, contract negotiation, and construction software such as Google Sheets, Procore, and Bluebeam.
