Job Summary

Lead the performance, valuation, and strategic optimization of Aldar’s residential and commercial property portfolio. Oversee market-rate forecasting, CAPEX planning, asset management, risk mitigation, and financial analytics to maximize returns and ensure profitability, while coordinating with investment management leadership.

Job Function: Executive & General Management

Key Responsibilities

•Market Research: Conduct periodic market research on rental rates to ensure proper setting of internal rates for Aldar residential and commercial portfolio.
•Asset Management: Manage the portfolio of residential and commercial assets; review financial statements related to the asset, market and economic data to determine the economic impact and/or compliance impact for the operation of the assets; monitor performance to ensure delivery on financial targets.
•Risk Management: Manage and assess risks associated with the operation/utilization of assets to ensure activities align with investment management objectives.
•Pricing & CAPEX: Ensure pricing strategy and payment scheduling are suited for market prospects and cultivate current and new client relationships; obtain new capabilities and equipment through CAPEX programs; conduct development feasibility and draft IC Business Case.
•Governance & Reporting: Develop board-level papers and investment memoranda; provide input on asset repositioning and asset disposal in conjunction with the Director – Investment Management

Key Requirements

•Bachelor degree in Engineering, Economics, Finance or Accounting; MBA, CFA, CA or CPA preferred
•Min of 10+ years in real estate, property and asset management, investment banking, buy-side or sell-side advisory or related field
•At least 5 years in a managerial position
•Excellent analytical and quantitative skills; proficiency with MS Office; advanced Excel
•Ability to develop board-level papers and investment memoranda
